@Paul Castillo In the piedmont area of North Carolina the costs of land are relatively cheap, however, good labor can be hard to find. Prefab is great because it reduces the amount of tradesman out on the site.

I am a recent college graduate from UNC Charlotte and now that I have a degree in organizational management I would love to immerse myself more into the world of real estate investing. One idea that I have been pondering is buying a plot of land in a relatively good location with high odds of appreciation then placing a prefab house on top of it. Does anyone have experience with modular home builders, buying plots of land, or new construction? I would love to hear the opinions on prefab houses or stories, good and bad.

Wow the final results look amazing, your team did a great thing for the area. Sounds like it came at a cost, but everything comes with sacrifice. This post is very inspiring to a new investor such as myself. Keep it up I'm sure your working on bigger and better projects!

I have yet to purchase a refrigerator, washer, and dryer for my first investment property and would like to know whether I should stick with big retailers like Lowes, or shop at local appliance stores?

Investment Info:

Single-family residence buy & hold investment in Charlotte.

Purchase price: $144,000
Cash invested: $33,000

Bought off an auction site, it was an REO foreclosure, took 5 months to get occupants out, and then proceeded with renovations in March. Major renovations took place between March and May, right now I am living in the house and plan on renting it out to student renters in August.
