I am in the process of purchasing a buy and hold property in Fayetteville, N.C. and before we put tenants in the home we wanted to do a little rehab. I was curious if anyone has had great experiences with a general contractor in that area? A good plumper or electrician would be a great help as well.

I am very interested in the idea of investing in smaller towns in North Carolina, Rocky Mount is a place I have consistently heard of. I was wondering if there are any current investors in that area that would like to shed some light on their experiences? I would be extremely glad to sit down in person or have a conversation over the phone for higher quality communication. I am curious about vacancy rates and affordability in the area.

Good morning BP,

Seeking advice, any help is greatly appreciated. I am a newly graduated professional, I got my real estate license in 2018 and got my bachelor's in Organizational Management this past August. I did not know exactly how I wanted to apply these qualifications, but I do know that I would like to become an investor and potentially syndicate bigger deals in the future. 

As I will be facilitating these deals and not bringing much money to the table I had to think of other ways to add value to these investments and investors. As a residential real estate broker I feel that I will not gain the necessary experience to add value when trying to syndicate future deals. However, if I have years of property management experience that would bring more value to the table than just finding the deal. With an established property management team we could keep all of over investments in-house managed. 

As of now, I see the broker side of real estate too uncertain and individualistic, I like the idea of working with a team and doing consistent day-to-day work. I am very proud to have acquired my NC real estate license, and I would hate to see it go to waste. Short-term I like the flexibility of brokerage, but long-term I cannot see myself in sales for the next 15 years. I can see myself as the founder of an intimate property management company, having excellent leadership and team camaraderie.

My question to investors, residential or commercial property managers is how should I work towards fulfilling my vision? Start as a leasing professional or assistant property manager? What are the biggest pros and cons of property management? What kind of personality does it take to be successful in property management?

Is anyone here well-versed on mixed-use development? Have you all seen an increase in this type of development throughout the United States? If you have participated in this type of development, what are the strengths and weaknesses? 

I believe this type of development holds the potential to revitalize neighborhoods by encouraging communities where individuals can work, live and play all in the same area. When paired with efficient infrastructure I believe this has the capability to solve traffic issues with a decreased dependency on vehicles to get around. Instead, put an emphasis on safe sidewalks and bike lanes that offer an alternative to driving.

My dad and I are looking into acquiring a buy and hold property around the Raleigh area. We have talked briefly about doing a value-add project in Durham, but the crime rates seem to be a huge turnoff. The Apex area is a bit saturated, so we have considered looking into Holly Springs, and Fuquay-Varina. Does anyone have past, or current experience with investing in these areas, if so I would be happy to hear of the investment? I have also heard of people investing in areas like Fayetteville and Greensboro when deals are too scarce in the Triangle area. What kinds of investments are y'all seeing around the Piedmont area?

@Parker Eberhard Thank you for the insight into the construction process, as a contractor, I am sure you see all kinds of pricing for labor and materials. Do you foresee new building materials that could be more eco-friendly and affordable? Or new building practices?

I am Realtor in North Carolina that recently moved from Charlotte back to Raleigh (originally born here) and I was curious if anyone out there had experience attending zoning and planning meetings. I believe it is a great way to get informed on what is going on in local towns and the city, maybe even a chance to network with other real estate minded people. My long-term vision with attending these meetings is to bring up new ideas like including more mixed-use zoning, building better pedestrian and bicycle infrastructure. 

Does anyone here attend these kinds of meetings monthly, and what advice would you give me about attending them?
