Calling all Real Estate Investors!

This is a long shot but I was wondering if anyone here is open to being interviewed for my YouTube channel🤞.

I want to interview successful real estate investors of all sizes and share their wisdom with others.

I've got tons of questions for you that I am sure other beginners also want to ask.

My background: I bought a SFR last year and am looking to buy another one this year. I feel like I rushed into my first purchase and I want to take the second one slower. I'm asking way more questions this time and trying to pick up as much advise as I can.

SupportShepherd - i have heard good things about their vetting process though i've never used them. I've used a VA in the Philippines through Upwork.

Pros of Philippine VA

+English is usually great

+Super friendly personalities

+hard working and dedicated

I would be cautious about upwork. If you post a job, the first respondents are usually ones using an AI tool to respond to your posting and they are using a scattershot approach hoping to find someone who will take the bait.

@Joseph O'Sullivan, great question.

I'd ask how they handle generating and delivering 1099s. Mine were mailed to me and I prefer digital.

My recommendation: if you really trust your agent, ask him/her to refer you to a property manager. I found my lender, insurance agent, and property manager through my agent. Quality people attract and keep quality people.

Hey fellow real estate investors! I'm new here. Nice to meet you all.

I have an SFR in Columbus, GA that rents for $1750.

1. How much is reasonable to increase rent? I was thinking an extra $25

2. Lease is up in June. When should I let tenants know?

3. Does it make sense to offer a 2-year lease at $1750?

I'll be asking my property manager these questions but, it would be nice to get a few other opinions.
