Good morning BP Community, 

I have a home under contract that is a new build (last home burnt down). It's a 3/2 that's 1200 sqft. The outside is complete and the inside is framed with electric, plumbing, and hvac finished.  The rest is empty expect for two tubs. Looking for a contractor to finish the job and do future projects with. 

Any suggestions and what should I expect the avg cost per sqft to be?

@Gabriel Amedee @Matt McConkey thanks for the insight! Landlords huh...I read about a great post card idea here on bp. This guy said that he would identify a specific neighborhood, then partner with 3-4 local businesses (pizza shop, cleaners, ect) to advertise on the back of his post cards. They would split the costs of ad space and it's free for him!!!

@Joe Davalos thanks for the input...I just moved to San Antonio about 6 weeks ago. Just had my first deal here blow up in my face as well! Found a buyer and my seller backed out (FSBO that the owner lived in)...I guess that's why you avoid owner occupied properties, not worth the time to sue. Anyway, maybe we can talk shop one day soon

For now I'm just including them in the initial contract so when we flip it there will just be an assignment fee we split as agreed.

@David Lecko exactly!  So far in my research, #1 is Intellius & #2 Beenverified. I haven't tried them yet but unless you can do some "skip tracking" (TLO), which I hear is expensive and you have to jump through a few hoops to be approved, they are the better options.

Hi BP Community,

I've been wholesaling by driving for dollars and direct mail campaigns. I'm ready to begin cold calling and wanted to know what the best lists (type of owner) I should cold call? I wanted to hit Absentee Owners of vacant homes but saw a blog that said only cold call FSBOs, Expireds, NODs, and For rent. Is this sound advice? (Bonus question, can I cold call cash buyers or only send them letters?)

@Jared Robert Steele @Kyle Doney this is a tough one. I've even been asked to be a bird dog by a few investment companies. But all they ever say is find the deal and we'll cut you X%...no paperwork, no written agreement, just verbal with the expectation of payment which leads me to believe that everyone is paying under the table. I would never bird dog though...If I can find the deals, why pass it off when I can market it

I'm in Texas and was concerned about this. Established investment companies told me they just pay cash under the table. I didn't like that idea because I'm sure ppl get away with it but that won't be a good defense in court if something goes wrong. I just put the bird dog on the contract with me and then when I wholesale it, we both get assigned our price. I'm still looking for a better way but haven't found it.

@Michael Quarles you find the 1 yet? I have 3 wholesale deals under my belt in Dallas, TX and want to step my game up!!! I made a colleague request a moment ago
