I think it's brilliant IF (and only if) they are good tenants and you don't continue for too many years. Eventually you are giving up too much rent increase and well below market. I am 3 years into a near perfect tenant without increases. Wouldn't change a thing. I will re-evaluate the market again when her current lease expires in September.

Welcome. That's what many of us are doing. Learn as much as you can and use calculators/process prior to buying. Also, know your niche. Stick with one or two areas.

I would only consider a HELOC on the BRRR strategy or flipping. That way you can be in and out with your personal home equity.

Correct. It can account for things it just doesn't run professional reports like financial statements,

etc like some of the more in depth pay services. It's very basic overall.

Hi all, Does anyone rent to one of their own properties? Is this a benefit? Is there any benefit to having your LLC own your primary residence and renting from it? Thanks, Roger

If you are small and want something free I'd recommend tenantcloud. That with some income and expense spreadsheets are fine. Or something a little better but is a pay service is Buildium. No need to go to the more expensive services unless you have a minimum of 20-25 units.

I had this same thing happen. The girlfriend wanted the boyfriend out. It made sense because she had more income and qualified by herself. Had them both sign a form. She's the best tenant I've had and now pays two weeks early sometimes. Had I kept him on I think she would have left.
