it Hasn't been my experience that there are additional certs sold each year, at least in the two counties I have purchased in. As long as we make sure the tax bill comes to us each year we keep the lien rights. Perhaps Denise can weigh in on this?

I am watching the activity in the tax sale in Shelby County and aside from the general nature of the lots available I notice a definite lack of activity. Is there a reason for this having to do with recent market conditions or something unusual in the process there? The lots that are attracting bids are not as active as one would think based on other sales.

@Dave Foster, Thanks for chiming in! I didn't have to wait till Monday! I am guessing that I can't use the proceeds to "buy/pay off" properties acquired in full through tax deed sale (past redemption) by an entity controlled by me into my own family trust either?

@John Underwood thanks for the quick input! You are confirming my theory and I'll check first of the week. I am thinking that if the deed redeems there may be an issue with required ownership duration.

Hello all, I was wondering if as the above says, I can use 1031 proceeds to buy either tax deeds or even tax liens. I wasn't sure because of the redemption periods and found no direct info on google. Thanks very much!

Hello all, I have a certificate on a house that was in the process of renovation and as such is gutted. The neighbors tell us that the taxpayer was going to move in but fell on hard times around 1 1/2 years ago and nobody has been in the house since. We cut the grass and found the house open in a few places so we went in and found building supplies etc but obviously no recent activity. We think this qualifies as abandoned but my more immediate question is if we have extensively posted the property should/can we insure it? I am concerned about liability primarily but casualty as well. Thanks very much!

I suppose that would be a pretty good indication! Would you think anything if the house/yard have been empty and unattended for at least 3+ years? The weeds are now brush that touch the eaves.
