I was a member of a mastermind group for 2 years.

It wasn't specific to real estate.  It was based around financial freedom.

We met once a week for 90 minutes, over the phone.

Here's the thing...

It helps you have thoughts you would not otherwise have had regarding the trajectory of your life / success / path / decisions that you otherwise would not have had, BECAUSE of the mastermind.

I would bring thoughts / issues that I was working on / struggling with to the group.  We would (collectively) work through the idea and the other members would propose solutions and their thoughts.

For me, it propelled me in different directions that I otherwise never would've gone.

The first year in the mastermind, I did 1 deal in real estate and went through a divorce (not BECAUSE of the mastermind, but from some clarity gained therein, and the courage to go through with it).

The second year in the mastermind, I bought 6 houses.

I am in the process of looking now for a real estate-specific mastermind.

The other thing is, I DON'T want to mastermind with people in my local area.

Being in a mastermind keeps your eye on the ball, as it were, a concept I don't have trouble with anyway.

However, I don't want to be surrounded by a lot of other investors that are in the same boat (in my local area).

I took his online video course 2 years ago.

I recommend it for the fundamentals.  You can find all the information on BP, but not in one concentrated place.  

However, in conjunction with that, I also highly recommend you get a book called 'The Real Estate Rehab Investing Bible' by Paul Esajian.

Become a real estate agent (or broker, whichever is appropriate in your state).
