Does anybody have a good workaround for city ordinance restricting more than five unrelated occupants in a single-family residence?   i’m referring to multiple bedrooms for student housing in the scenario.

Has anyone had any success contacting the asset manager of a bank to buy an REO property? Several properties on Auction.com have disappeared from any marketing when the reserve wasn't met. The lender is still shown as the owner of record, but the contact info for the decision maker isn't easily found.

If it's near the Lylo Swim Club & the LA Fitness, I would say this is 100% worth exploring for sure. The appreciation of midtown is booming. 


 It’s straight south of there on Highland. It also might be historic district, i’m not 100% sure though, does that pose any serious challenges?

Looking for some feedback on an idea I’ve been considering.  I have an older single level 8-plex on .75 acres near downtown phoenix.  The existing buildings only occupy the front portion of the lot, leaving about .4 acres of vacant land.  Is it worth the effort to build another 12 units on the same property in this market?  High construction costs and interest rates?  I have zero experience in this area and I live out of state. Thoughts?
