@Jedd Braunwarth @David Worker I just installed the new water sub-meters from True Submeter in my duplex. As you can see in the pictures the meters are are high quality and weather proof. My recommendation would be to take pictures of the area where the meters will be installed and include them with your initial order or quote request. If installing outdoors, you will need a water proof box for the modem and for the sensors. Jedd at True Submeter is very responsive via email and I am confident that they can customize your order for your needs.

Hello @Avery Carl I want to thank you for your great book and inspiration. I am currently under contract in the smokey mountains 😁. My question is regarding loan programs since I have heard different versions. If I buy a property under my name can my wife buy another property in the same market under her name with the 10% down payment vacation loan? If I have a property on one market can I be the co-signer for another family member or friend on a 10% vacation loan on the same market?

What do you guys think about the the short term rental market in Cape Coral? I have been thinking about experimenting with short term rentals in Cape Coral but I am not sure since it is not a true vacation market and the city limits the short term rentals to 7 days minimum.
