I agree, I tried to buy one last week. offered asking price, offered cash, and to close in 10 days.  reply was what is your best and final offer? there are 10 people bidding on this one.

another we offered 8k over asking price. didn't touch it.

We are looking into building right now

I would be interested in that also, Travel time I have, down time I don't 

53 SFR, Full time Sales job, volunteer fire dept, greenhouse and organic gardening. (quiet time) also great place to listen to audio books. That is how I started in real estate, still listening to old ones now, hear something different every time I listen to them.

Joel, I don't know if this is allowed but you  Might Try Robert Hudgins from Searcy  he has helped me with my real estate challenges.  Searcy is about 35 miles from Batesville

My good dealings with section 8 has been the money is in my account on the 7th of the month every month.  My bad experience has been the renter hardly ever cleaned the house and after the end of the year, renter moved into the next clean house and left me the mess. I now have second thoughts with section 8.

Laminate was one of the biggest mistakes I have ever made, who knew a renter would ruin $2500 worth of laminate with a mop. As she said "I moped the crap out of it", I just installed my first vinyl plank, will know in a couple of renters how this works out.

Chuck, the llc is for protection of your personal assets. I learned that the hard way, $25,000 in legal fees , restructuring of all my personal assets, refinancing a "Paid for " house . If I would have spent the $50 and formed one online with the state . I would still have my 25K and my paid for house with 10K a year income, I now have three different LLC's. The paid for house has a mortgage, and makes 2000 a year well worth the time a little bit of effort it takes annually.
