I am just getting into mobile homes, but they are in parks.  Will you stick with mobile homes?

Purchased my first mobile home tax lien last week.  I have purchased other liens before and have built a good relationship with the county treasurers office.  In March I can proceed with foreclosure measures and right now I am looking for an attorney.  I have only had 1 respond(through his secretary) with a retainer rate of $200 an hour.    The home is located in the nicest park in town which is why I purchased the lien.  I went and spoke to the park manager and had a great conversation with them and how they operate.  I was just looking to see if anyone else had foreclosed on a mobile home and what your experience was.  If I can make this work there is a tremendous market as there are multiple homes available that I have already scouted.

I am currently talking with my local assessor about mobile home tax liens.  There are a number of homes that have already passed through the sales for 2 years and March will be the 9 month mark after the second sale.  I am just curious if anyone has dealt with foreclosing on a mobile home and their experience.  I have gone through list and picked out the ones I am interested in and have spoken to the park managers to get a feel for how they operate.  In speaking with the assessor's office the lady said there are currently only 2 active investors so I am thinking if I can find a process for this it could be productive.

It can be hit or miss with the assessor's office.  I was lucky that the lady who works in my county was very nice and passed along a lot of information.  When I went out and found a property that did not have the building on it I would let her know and she appreciated it.  It has gotten to the point where she is helping me with delinquent mobile home listings and sent me a pdf with all the properties listed by date.  I have quickly learned that having a positive relationship with the assessors office can pay off.

Hello my name is Rod Hullaby and I am new to investing.  I have just a little real estate experience as my wife is a realtor.  I currently work as an insurance agent.  My goals are:

1-  create supplemental income

2- create an amount that will assist with retirement

3- provide a revenue stream that my children can have for the future

I joined BP after hearing so many positive comment on various podcasts.  Right now I will take in as much information as I can then hopefully get to a point where I can share my experience with other people that may hopefully assist them in reaching their goals.
