You should consider your management plan as well.

Depends on the market - but in New York, New Jersey and Florida (where I am active), I certainly would!

Typically, units are leased up before the existing tenants leave (they must give 60 day notice as per my lease). Anything beyond 30 days is completely unacceptable in my view.

Have you tried a cash for keys deal? Give them a carrot (cash by X date) and a stick (eviction by X date).

So it isn't advisable to start flipping in this market cycle as interest rates begin rising. 

Also, carrying a day job gives you access to much more advantageous financing. 

Not to mention, flipping isn't tax effective and has high transaction costs (i.e. attorneys, transfer taxes, commissions, etc.)

Just my food for thought.

Why don't you borrow against those accounts without selling. It is called a margin loan and many lenders let you take up to 50% of your holdings. 

Naturally, you don't want to bring yourself to the brink if markets pullback another 20%. 

But you can borrow up to 35% without really getting close to the danger zone and some firms provide very attractive rates!

Visited Omaha last spring for the Berkshire Hathaway shareholder's meeting and, naturally, took a few detours to check out some real estate. 

Omaha is a very architecturally pleasing city - but I was surprised a the low yield opportunities I was finding. Not crazy low, but more compressed than I would have hoped for. 

The north of the city seems to offer but returns, but crime is a bit higher in those parts.
