I actually have 2 properties under contract via virtual wholesaling!! It's the same seller. One of the properties is solely in the widow's trust, the other property is in her trust as well as her deceased husband's name. Title company says they need a copy of the Will, and the Letters of Testamentary from the Probate Court. She's already gotten to me a copy of the death certificate and she sent me a copy of what was filed for the will but it isn't the actual will nor does it read as something approved by Probate.
Am I able to get a copy of the Will, and the Letters of Testamentary from the Probate Court without being a relative? Or if she gives permission, can I get directly from the lawyer? I'm trying to do as much as I can for her so I actually become someone solving her problem, and decreasing her work, not adding to it or giving her more. She is very motivated so the docs are going to be needed regardless of who she sells to but of course I need that to be me LOL.
Anyone with experience in probate know if I can get these documents myself somewhere? Would they be available in-person at a courthouse? If so, would you suggest I hire someone to go get them for me?
Contracts signed yesterday so I'm excited to hear the answers to this! :)
