Nice to see some other people in my area on here! I grew up in Wilmington and I currently live in Delco now. I am in search of my first duplex in either of these areas. Maybe I could learn a few things from you or maybe we could even do some business in the future! Welcome.

I'm still in search of a duplex in the Wilmington/Delaware county area too. What do you mean evaluate? Run the numbers? You can base rent off Craig's list ads or rentometer.com.

You're absolutely right @Ron Averill , I will just be patient and wait until the right deal comes up. I have a plan and I am goin to stick with it.

I feel that he keeps insisting that it may take a little while to find a duplex in the areas that I am looking. His tone is like  a , "are you sure" kind of attitude and has even mentioned that I might be better off with a single that needs some work. I just don't get the feeling he has the patience to work with me. But then again I could have this all wrong. @Dawn Anastasi

Ok eveyrone so I am still in search of my first property which will be a duplex that I will occupy. I am noticing that it may take a little while before I will find ecactly what I am looking for in the right area and at the right price range. I have a feeling the agent I am working with does not want me to focus on finding a duplex, I feel he is trying to steer my direction into a single. But I am insisting on the duplex and will just have to wait until the right deal comes on to the market. Right? Feedback?

Are there any investors in the wilmington, DE or Philadelphia area that invest in multi family properties that are willing to connect with me? I just would like to talk with someone in my area who is an investor and has the knowledge and experience. Well the owner of the property is a mortgage broker. He worked numbers for me and told me what my mortgage would be. %3 down on the loan, majority of that and closing costs would be covered by first time home buyers grants. He says I'd need 3,000 to get in and that's all I'd need. Again, we went over this real quick on the phone so he kind of threw these numbers out. You're right I would be owning something vs. renting, which is a benefit in itself. @Brett Russell
