One more question for the group - is it okay to ask for pay stubs to verify income?

@Mark Fries You are right. We do. We are in our first year of this business. Learning and sometimes we miss the simple stuff.

@David K. Understand your point of view. Our company has complicated this situation but we are proceeding with caution.

We found a great tenant who wants to rent our property. Couple challenges... 1. We have an open house schedule for this coming Sunday (2 days away). 2. They filled out the application and we initiated the screening today (this should take about 48 hours). 3. They will provide a security deposit and first month rent immediately so we cancel the open house. 4. We cannot accept the payment online (changing bank accounts) and they do not have checks. 5. We are comfortable 1) canceling the open house, 2) taking the house off the market if the make both the security deposit and 1st month rent payment. 6. If they fail the background check (not expected) then we refund everything. 7. How would you we accept payment (they don’t have checks and we can’t accept online)??? Thanks in advance!

@Jennifer T. Wish we had a 3-year renter! This was a short-term solution with an insurance company paying for a family who lost their house in a fire. This, they are definitely moving out and back into their newly rebuilt home. It’s a happy story and just want to do what is fair. They have two little kids and the walls are quiet a bit beat up. For sure in a way that would need to be repaired prior to a new renter moving in. Especially since we are looking for rent above $1,600 / month.
