Hey all considering going pro on here checking out my resources.

Currently I'm driving for dollars now as they say. I've got some good leads so far. 2 properties with deaths and trustees. 

Both severely in need of alot of work. Just researching the crap out of what to do next. I'm going to send a letter to the attorney showing my intrest. Both homes are over grown and boarded up. Comps/arv high 290's low 320's would like to offer 160 for the house.

I've read bigger pockets wholesaling book, hundreds of podcasts, webinars, videos and articles. Trying to simplify what different investor did that made sense to me to proceed. 50% of somthing is btr then 100% of nothing.

Also trying to figure out the right assignment contracts that give me an out incase financing or a buyer is no where to be found. Again I'm just starting and looking for any assistance. Ty tons guys! Also following the 70% rule!

Hey guys I'm new to this and highly motivated. I know it's been said before buy I will not stop and will have my first deal by Thanksgiving! So pumped and looking for any tips of the trade. Read countless books, watched videos, podcasts, and webinars from many different investors all with different tricks. Kinda meshed a bunch together and I'm testing it out. Glad to be in the family.

How do I find a list of those homeowners who have been delinquent on mortgage payments. I've called a few banks and town hall. So far no luck.. any help would be greatly appreciated.
