Hi! I primarily work with Steve Weathers team from Pillar to Post for all of my pre-listing inspections. My buyers use quite often as well. Reasonably priced, and offers many of the same services your standard inspector would use. The best feature is that he is quickly available and is a 2 person team, so it takes him around half the time of a one man team. 

Bob Quick with Royal engineering is a great non biased 3rd party structural engineer. Affordable as well.

I also have some good windows/siding guys, and a great trustworthy roofer. among other trusted contractors and trades connections. feel free to reach out to me anytime.

I just did some research for a client of mine interested in Home warranties. My brokerage has a sister company called HSA home warranty...I do not hold any allegiance to them! but it does seem that they have a $500 credit to update any code violations (GFCI outlets, water heater expansion tanks, etc) right now, which was the best I have seen.

 What streets is it off of? Depending on the part of KCMO the company I work for may be able to manage it for you

 My latest house came with a warranty from Old Republic. I have had occasion to use them twice so far and both times they have been excellent... They actually agreed to replace an older dishwasher and cooktop instead of hassling with the repair process! I'm quite shocked to be honest since my previous experiences with home warranty companies were dubious to say the least....
