@Brad Melis thanks for input. @Carlos Reinoso I have heard and read about some areas that are experiencing above the asking price bids. Especially in the big rebound states like Arizona, Nevada, some parts of California. From what I've read on homepath discounts it depends on the area but when they are accepting discounts it is typically 5-10 %, and in some rare circumstances up to 20%. Sounds like deals are hard to come by in Georgia!

I am thinking about putting in an offer today. I never used them before,does anyone know typically how much below asking they will take? I know it may depend on the situation, but let me know if you have any experiences with this site and what your results were. Thanks in advance.

There are laws against giving out inaccurate sales data, I think it falls under the fraud category. But just because it is illegal doesn't mean that people won't do it. Major companies on wall street cook their books all the time.

Hello, I am looking into buying a piece of vacant land on a highway that I think is undervalued. It is zoned for pretty much any type of commercial project - retail, office, warehouse, flex. I am having a hard time figuring out what would be the best type of commercial real estate to build. My goal is to rent the space out then maybe flip the property. Is there any type of analysis that I can perform to know which type of space would be best/ most profitable? Maybe by looking at the demographics? Existing businesses in close proximity? Any help is greatly appreciated. Thanks
