I had a long walk and thought of different options.  Joe, I came to the same conclusion, hire a realtor, take the 6%+ hit, but get maximum dollar.     

Had someone bought the house at the foreclosure auction, I would have received $29k + expenses.   I'll get more by going through a realtor.

I bought a non-performing note back in June of 2020 on a single family home in St. Louis, MO.   Because the borrower couldn't/wouldn't perform, I now own this house as of last month in December, my attorney put the deed in my name.   I have insurance on the property.  The house is 3 bed/1.5 bath/1,141 sq feet on a 5,349 lot in the 63135 zip code built in 1940.  Realtor.com lists as is value as $63k, Zillow is estimating $52,100.   

I don't want to own this property and am now working to sell it, via Bigger Pockets and Craigslist.  I will sell "as is".

The borrower's attorney said that the borrower placed some tenants into the house and signed a year-long lease.  My attorney has asked for a copy of the lease, and so far no lease has been produced by the other party.   We are proceeding with eviction, which will take another 75 days, so into March.

Has anyone been in a similar situation and worked a successful outcome?   I'd like to sell as is to a wholesaler, rehabber or whoever, ideally cash.  I'm not interested in taking back a loan.

Making an appointment to meet the principle of the school, once you identify the culprits might work.

Two years ago, I had to step in when my sister was being stalked and the cops weren't very helpful.   I contacted the district attorney's office, in writing, and was able to get a solution shortly afterwards.

There is a house in Columbus GA available for me to buy.  I'm an out-of-state investor on the west coast.   

The realtor I'm working with says there most likely squatters in the house (junker cars in the yard, black plastic on the window on the bedroom side, one window is open = lack of power/lack of a/c).

I'm still willing to buy to fix up and flip, for the right price, assuming I can either be assured of the property is vacant, or there is a low-cost, efficient eviction process in Columbus, GA.

I appreciate any advice from people with experience on evicting squatters in GA.

I'm needful of advice.   I've built a fence and have a new roof on the house I bought and am rehabbing.   Because the roof was in a state of disrepair for a year or two and leaked when it rained, I'm sure there may be mold in the house and I'd like to remove that mold before rehabbing the house interior.

Can anyone recommend to me a reputable mold remover in the Jaco / Esterillos / Parrita area of Costa Rica?

Thanks for your advice, Theresa.    

The first advice I'm going to give my friend is to go talk to the guy, or as a gentleman on this thread suggested, invite him over for a meal, coffee or beer with the goal of making a friend.

If that action doesn't work, then put up the cameras, and as you suggested, signs saying the area is under surveilance.

Next step is to put up a 10' chain link fence with barbed wire at the top, maybe privacy covers.

Next step after that would be to go and talk to a detective, tell him what's going on and see if he can get the police on his side.

Thank you for the advice, everyone.  I'm going to speak with my friend about these ideas and see if he's willing to take action to solve this issue.

Thanks for your advice, Mike.  Looks like I need to instruct my rehabber to give the interior / exterior a 1:1 ratio bleach to water washdown before the new roof is installed, or to hire a mold remediation company to do the work.   

Have you, or anyone else in the forum used any method and found success with the results?

I've purchased this property and after a too-long escrow period, the property which is the subject of this thread is now mine.

I've started the rehab, hiring an architect whose services I used during the due diligence period.

My question to the Bigger Pockets community is this:    The roof has had holes and water from rain has come through for several years as the previous owner abandoned the property.   What is the liklihood of mold and what can I do to get rid of that mold?

This property is in Estereos Oeste, about 25 miles south of Jaco.
