I live in Louisiana and I am looking to install engineered hardwood and tile on a slab home that is 1,800 sqft. that is my first flip. I am wondering what is a fair labor cost to install engineered hardwood on 1,500 sqft and tile on 300 sqft.? Also cost of slab prep.

Thanks for all the input, the home is in Louisiana and has alot of windows and gets alot of light. I am thinking the medium brown is the way to go and use wall colors to accent it. I gotta make sure I get that WOW factor when my potential buyers walk in. Thanks guys

I am actually closing on a property I picked up from Hubzu tomorrow and we also had closing delayed due to a title issue similiar to yours. The issue was just one of a missing document in the title chain. It was actually nothing of significance thankfully but my Title company and attorney were able to get the problem resolved themselves, found the document and sent it to Altisource themselves. You may want to try that route. The communication between us and Altisource was all but clear and quick since they are 9 hours ahead of where I live. Atlisource was very slow to respond to emails and calls.

I am having trouble picking a wood flooring color for my first flip. I am think a warm medium brown color for the flooring. In today's market is there a specific color that homebuyers seem to be gravitating to? Any input would be greatly appreciated. I hate light wood but what I like is not what I am going for here, trying to figure out what sells. Thanks guys.

I have an interesting question, I currently have my first rehab under contract but closing is being delayed atleast a month due to a wonderful company called Altisource. I may have the chance to pick up another home before the closing on my first rehab project. Great house, good location, and homes there sell quickly. This home appears to be a serious paint and carpet project only. Would this be to much to fast as letting a good deal slip by seems hard to do? I have funds available but do not want to get over reached.

I am gonna go cash on this first house and as I grow look into other means of finance. I am lucky to have a very supportive family that is willing to help out with the funding as I get started. Been listening to the podcasts and reading books like crazy. Jay Scott's book so far has been great. This forum is an awesome tool.

Thanks for the welcome, yeah flipping I think would be a great way to free up capital to allow more investing in buy and hold properties for longterm passive income down the road.

I am new to the forum and have a question about some flooring in a home I have under contract. The home is in Louisiana and has what some would call Mardi Gras tiles in the family room, dining room and kitchen. I think this needs to be replaced to sell the house and create a larger group of potnetial buyers. Mardi Gras tile is a mutlicolor style that covers all the colors we love most here in Louisiana. Any advice? The home is a middle income family property.
