We buy entire complexes.   Just bought a 25 unit in downtown Carlisle.  I don't go by cap rates at all.  I own 140 units and don't know how to do a cap rate.  Most of my properties are 15 year mortgages and cash flow well.  I am looking to explore other areas.

sorry rob bleacher.  I do not get into Lancaster much.   Just usually 30 min from Carlisle.  Sorry it took me so long to reply.

my brothers and I have been purchasing properties with private money and then refinancing a year later with a bank.     Is this what you are doing?

We have 140 units now that we own.   I would love to buy a much larger property as this one.   If anyone has any ideas please let me know ?

You do have to start somewhere.   If you need any help or suggestions feel free to ask. I can also send you some pics of ours when they went on mls.  Always use professional pics when you list the home when done.
