To find out who the owner of the home is (which bank if it's a reo) all you have to do is search the property records and find the name on the tax bill or deed.

In most counties it should be online, just do a google search - [county name] property records, or something similar.

I'm not sure how easy it will be to get to the asset manager. If you're licensed, do you have access to the mls?

Are you doing this all from India and have a team in place that you work with or are you in AZ?

I think with the auctions going online you don't get the intimidation from the regular sharks who attended the actual auctions but you get much more activity and probably lots from out of towners - especially in a place like swfl - who will bid the properties up

BiggerPockets is without a doubt the best real estate investing forum around and I can bet that countless people, including myself have gotten a great education simply by asking questions and reading past posts...

I think a question that might need to be answered and one that I had myself is - what will I get out of this seminar that I can not get out of reading and asking questions right on the forums here on BP.

Not trying to deter you from holding future teleseminars just trying to give you some feedback...

That's a very local question. In terms of a rental, I wouldn't think so, but I have no clue really.

The best way to find out is.....research..

check out the other rentals in the area and see which have basements and which don't. Note the price difference in any in the two.

Talk to landlords in the area at your local REIA or by calling for rent ads and find out.

I don't know if theres a black and white answer to the question - should I use cash or finance to purchase properties. It all depends on the specific plan.

In a lot of markets, cash if king. You can also get better deals if you buy all cash.
What you can try is buying some property for cash then when you have paying tenants go to a local bank and refinance to get your cash out. In the meantime work on fixing your credit score. If you're unsure if you'll be able to get a refinance even after you have a tenant placed property or two, go talk to the bank now and lay out your plan with them and see what they say.

Look for other avenues to generate more cash such as wholesaling, flipping or a job etc... You can also look for equity partners as Daniil suggested...

I've had knee and shoulder surgery, and My knees and shoulders usually "pop". My doctor's said that as long as there's no pain it's not a big deal... are your thoughts the same on that?

The best thing to do is not rush anything.

If you're interested in rentals, read everything here on BP about being a landlord and start writing out a business plan. Even if your plan keeps changing or you keep tweaking it, it's better to have something written out than nothing. Try to get as specific as possible.

Start networking at your local REIA meetings... just Don't go around telling them that you have $150k and you want to invest and you don't know where to begin! Everyone will be throwing "deals" at you, and trying to get a piece of that $$.

What area are you from, you should put it in your profile. There may be some BP members that are near you that you can buy lunch for and talk to.
