I live in my parents rental in OK which was my childhood home(Class C Area). 2 doors down is family friend who hasn't managed his life too well ie financial, marital, spiritual, and health problems.

I talked to him today and he is going to be put out on the street in a couple months because he can't keep his home.

He wants to sell to me or my dad because we've gained favor with him. 

!!!Here is the problem. He said that he "can't go into foreclosure because of the modification that the attorney set up". Don't think I have all the info I need. 

If this attorney has made payments to his mortgage for him, do I have to talk to the attorney about buying his house because of the attorney's vested interest?


Anyone have any thoughts or experience they could share with me?

I have a commercial and property management internship under my belt. I have my plumbers license. I have verbal commitment from an investor to back my first RE deal.

I made this new connection this summer with the investor who is doing exactly what I want to do. I asked for this man to take my under his wing this winter and teach me all that he can.

He has two in-house renovation teams that I will work with. As well as taking me along to analyze properties and showing me how his spreadsheets work.

To all you Residential investors and hard money lenders: What would impress you most to see from a young, scrappy, and hungry individual? Certain books, certain websites, certain habits, certain licenses, certain friends, certain shows? Anything will help! Thanks in advance!

@Jonathan R McLaughlin Ya, I definitely didn't explain very well. 

I told him about a certain property that I think would do good. He then told me that he would help me do a cash deal and cut me into the equity. Its all talk right now because I'm still a college student and we are going to wait until I graduate to move forward. 

If the percentage of equity that he proposes is not enough, then I will not go into it. But I genuinely think he has my best interest in mind! 

Thanks for helping me analyze my situation more! I let you know how it goes in two years!

That doesn't sound negative to me! It could be that might be trying to manipulate me, but he is a good friend of mine and I don't think he would do that to me! Its a possibility, but I'm willing to risk it because I won't be putting any skin into the game. He is planning to cut me into the equity which is a positive! Depending on how much is willing to cut me in will dictate whether I decide to do the deal with him or do it myself. I will keep my eyes peeled though, Joe!

@Matt Devincenzo Sorry for the late response, Matt! I thought BP would notify me when people would respond to my post, but I'm glad I saw your comment.

I appreciate the advice! I do have a problem with overthinking things, so that is helpful. What are common PM rates out where you are?
