Hello BP Comm,

I'm in need of a qualified and trusted contractor for constructing a stand-alone Casita/ADU in Las Vegas. Does anyone have any recommendations?

Hello BP Comm,

I'm considering moving to Las Vegas and looking to house hack, but would want privacy and not rent by the room. My main concern is sharing space, kitchen, bathroom, etc. In skimming through the public MLS it doesn't seem like there are many small multi-fams in quality areas, nor many homes with (un)finished basements or attics.

Does anyone know of any creative strategies to house multiple units on one property in the LV market? Is the local municipality welcoming to ADUs?

Thanks

If you've done this much research and narrowed it down to two, then the "right" one doesn't really matter. Both will work fine if you get the right deal and the right team.

You could make it interesting and flip a coin. It would be a cool story later when you have hundreds of properties and are filthy rich. :)

Post: Do you have to live in the house using an FHA loan?

Hello,

My brother and I live in Oakland CA and are considering investing in a multi-family unit here in the bay area using an FHA loan. That being said, we like the home we're living in now and ideally wouldn't look to move however I believe that using an FHA loan requires the borrower to live in the financed property for at least a year?

My question is, is it common for people to "say" and "show" they live at the FHA financed residence by having the bills in their name and so forth without actually living there? If my brother uses an FHA loan to acquire a four-plex as his "primary residence" and then rents out all of the units instead of physically living in one, would it introduce a significant amount of risk, and if so what kind?

Thanks,
Rob

Hello, my name is Rob. I'm a new investor looking to enter the Columbus market, interested in rental properties. Does anyone have any recommendations for a good real estate agency & property management combo? Thanks.
