The township does not have a cap though?  Weird that the township would go one way and the city another.

 township is much larger than the city. Parcels are larger too.

Douglas and Saugatuck Township has no STR caps.

I live and own STR in the Saugatuck area. If you have the right location (in town or by the beach) and provide an above average property, you can do well.

Saugatuck city has just instituted a cap on STR yet it is in the infancy stage.

Hi Jack, I have short term rentals in the Saugatuck/Douglas market and they have been very strong.  Saugatuck just made a list of top ten small town cities.

I manage my own yet recommend Jaqua Realtors to use as property manager

What a year its been!  Covid shut rentals down until governor allowed for vacation rentals to open around June 10. Yet then it boomed pretty much non-stop to November with a record year in nights rented and dollars earned.  City dwellers looked to get out and Saugatuck/Douglas did an incredible job with social distancing by a group of business owners that came up with an effective plan. 

Off season can be hit or miss.  I am booked this winter with renters until April 30th so I am more than happy. 

Vacation rentals can be very successul in this area. Let me know if you are looking. I currently know of one that is for sale at $1mil+ that would be a winner.

Holland is a great market that has seen quite an uptick yet has not received the press coverage of GRand Rapids. Its 30 minutes from GR.

Keep the condo. Find out what other condos are renting for in the complex. Then marke find a good property manager. This will give you peace of mind and steady income.
