Theyll probably accept the offer for 82. Id just hang back and see. Its probably game but you could have your realtor be like. Hey just let me know were looking at other properties as well.

@Michael Albaum no I haven’t. I know a little bit about commercial from being a real estate agent for about two years. I know about different types of leases and a little bit about owner financing and lease options etc. I was thinking about putting up a down payment and owner financing the rest, but I don’t want to make a bad deal. I was running my delivery route in the country(Texas), and I came across a commercial retail shopping center. It had a sign, for sale or lease owner financing. It’s under leased but I think the right facade and tenants could really bring up the value. My question is how do I analyze the deal? The country town is small, but not too small. I really think an Urban Air would do well there.

I have a buyer whos lender wants a copy of the HUD-1 on a house that was sold in 2003. They don't recall the agent or the title company because it was so long ago. Does anyone know how to get this, and why they would want it?

I have a client who has 70k cash, and is able to pull out another 80 in equity in 6 months when the title seasoning is complete. He has a lifetime of construction background. I'm going to find him a good deal. He wants a 50/50 partner. I'm going to find him a property for 150k to do a fix and flip. My job is to find the deal and to a good CMA. my commission is 3%. I'd partner myself without a commission, but the lead was from my broker so he needs his piece. Also, I dont have enough cash to be a 50/50 partner yet. He doesn't want to use hard money because its kinda expensive.

I wanted to experiment with stained concrete because I don't know how you could mess up stained concrete. It looks nice too
