Hi @Chris Horlacher. Are you still posting in this group? I live in Colorado but was born and grew up in Sarasota. I'm thinking about going back and have been reviewing the Sarasota County foreclosure site for a 1031 I need to do in the next few months. I'd love to connect with you to hear your thoughts on the RealForeclose listings and general market. Also, do you have a recommendation for a title company for O & Es? Thank you. Happy 2019!

@Chris Harjes  Grrr. Those two project ideas sound excellent. Sometimes it’s underlying dark forces that keep good ideas from moving forward - I’m pondering the hotel industry reference - and often it’s just lethargy, lack of vision and flagging political with. 

As @Robert Ombres warned, is easy to go off thread when leaning against these topics but it all ties together, particularly with respect to “quality of life” and managed vs no growth.

Robert, you are correct. Very good responses.  I’m very appreciative  I was born in Sarasota, as was my mom. My grandmother was Gainesville born, so we’re three generations at least, actually four with my niece.  I miss the salty bay breezes, but don’t need to be right on the beach. I prefer wild rivers - any good rivers in Asheville n. 

I push back too when people claim short-term rentals are pushing prices up - they might play a minor roll, but absolutely the biggest drivers are supply and demand, local economy, the national economic trends. Short-terms rentals might actually serve as a stabilizer if structured properly, but no one factor is going to define outcome.  That’s why it’s so important that town decision-makers address at a macro level and actually lead

@Jadon Kabernick. Very wise. I'm wondering if I shouldn't flip my 1031 into Raleigh Durham then keep an eye out for a long-term personal rest-of-my-life home in Asheville.  Hmmm.... also. Thanks.

@Tyler Mellor That's a lovely perspective. Very little stays the same, particularly destination communities. Do  you think there are any neighborhood pockets at all behind the market? Do you know anyone with a connection to bank-owned properties, if any remain? Doing a 1031 creates a different buying situation which benefit from an in-area facilitator.

Thanks, I've read some of your other posts and appreciate your insight. I used to run a Chamber of Commerce in a town with all these same infrastructure challenges. It's bizarre to me the lack of concrete, proactive planning. Are you comfortable sharing what you think "politics" is like in Asheville. Any visionaries you're following? Any neighborhoods you especially recommend? And thanks, I'd love to chat.

Thank you! Your comments as a relative newcomer but with two behind you is fresh and very helpful. I understand the tourism-growth phenomena well, having lived in Florida and now outside Aspen. You'd think some brilliant municipal planners would figure out how to structure for diversity (young families) and affordability (for the worker supporting services and the economy) . Would you ever consider Raleigh-Durham over Asheville. A friend just bought a remarkable house for a quite low price and loves it there. Thanks again! All the best to you in 2019.
