No need to be nervous!  For land deals I generally try to get a longer inspection period.  The reasoning is that to find out specific details about zoning etc., you should be trying to reach out to the city or county building/code enforcement department and they should be able to give you all the information you need.

Glad to hear you are looking to invest in south Florida @Robert Joiner.  

1)  South Florida is pretty competitive.  However there are deals everywhere, you just have to be the one to find it. 

2) You could try to get access to the MLS, and try to find properties that meet your criteria. I would also recommend getting an agent or attending some REIA's but you are all the way in Texas so I dont know how that'd work out. Some investors down here use Reifax to find properties too.

3)  As mentioned above, Reifax.  I'm not really familiar with buying properties out of state, sorry I cant be of more help.

Hello @Jason Schimer, glad to hear you are utilizing BP to increase your knowledge.  I think it all depends on where you are getting your deals from.  If you are sourcing your own deals, you can find deals ANYWHERE, you just have to be at the right place at the right time.  

Also if it's going to be  your first foray into real estate investing, buying somewhere far can be an issue.  If you buy somewhere local you can keep an eye on it, or go inspect the property very easily, etc.  

The south Florida area is SOO big that even if you want to pull out of Miami, Broward and Palm Beach are overflowing with properties.  Feel free to message me if you have any questions!  best of luck

@Upen Mody Sorry to hear you are having trouble with a few wholesalers Upen. Are you just moving forward and taking their ARV's for face value? Every single time I get a lead from a wholesaler, I run comps myself, and I would never dream of just accepting what they put in their email as fact. Of course it is nice when their numbers align with mine, but regardless i'm going to be moving forward with my analysis, not theirs.

Another way to meet investors is to check out meetup.com and try to attend one of these RE meetups. But these best ways IMO are to attend the REI's and call up the bandit signs as mentioned above. Good luck!
