@Ronald Starusnak working with codes and basically asking them to condemn the building was my original plan because I have a good relationship with them. Luckily it’s looking like I won’t need to do all of that. @Michael Patrick after going back and forth with the tenants over the past 2 months and insisting that they’re all leaving one way or another, 3 of the 5 decided to be proactive and move out on their own Dec 1. The other two I made a handshake deal that they could stay until April 1st because I won’t start work until then anyways and the rent $ will carry it for the winter. Me and my crew are doing the structural work and most everything else.

@Bjorn Ahlblad the structural repair is mostly why I need the tenants out. Have to jack up 3 stories of floor joists which is not something I feel comfortable doing unless it’s vacant.

Hello all,

I just closed on a 6 unit building around Syracuse NY and the plan is to fully renovate down to studs. It also needs some structural repair. The building has 5 tenants currently living in squalor. All have public assistance and there are no leases.

My question is...what is the easiest route to getting them out? Can I just tell them i bought the building and tell them I’m going to be doing extensive demolition? If they refuse to leave and I had to evict in court, is redevelopment legitimate reason?

@Aviv Harkov I've been investing from Tel Aviv for the past 3 years. Before that Africa. I would only go to the US for 2 weeks/year. It's definitely possible. But you're likely going to need someone Stateside with a Power of Attorny that can legally act on your behalf. I've done brrrr deals where I bought a SFH for 20K-30k, put another 30k on credit cards or a line of credit and then had the appraisal come back at 90k-100k. A good place to look are tax auctions that most city's host annually. Again the biggest part of this is finding someone trustworthy to manage your property and have POA for you. The second biggest part is finding the right contractor. The time difference is a kicker too when you work overseas so expect some late nights👍🏼

I have a brrrr cash out that my lender is pushing through residential right now to get cashed out because commercial is held up. I also have 2 commercial loans that have been waiting on an appraisal for the past 4 weeks. That’s all they need to close. One is a line of credit, the other is another single family brrrr cash out. All with the same lender. I also heard they’ve been jammed up because the banks were busy with all the SBA loan stuff? Not sure why NYS would allow residential appraisals but not commercial appraisals..

Is anyone getting commercial Appraisals in NYS right now? I’m in the Syracuse area and my lender says closing is held up until appraisers are able to work again.

@Jasraj Singh investing from Tel Aviv Israel for the past few years. Have a mix of small multi family and single family totaling 35 units. All in upstate NY. It’s an adventure and time zones make it a challenge.
