Hi Everyone, I'm in the process of negotiating a deal for a single family with 5 bed. My plan is to use for a student rental by charge by the bedroom. I'm looking into private lending. I recently contacted a company Express Fidelity Funds. I found them on Linkdein. Wondering if anyone has had any dealings with this company before I move forward. The rate is 7% down and 6% interest only for 1 year plus a 1% up front charge. Appreciate any insight.

Hi Tim, I'm a Real Estate agent and investor as well. Getting into a multi family investment to house hack is a great way to start your career. Pm with any questions or if you want to meet for coffee to talk about real estate.

Figure on roughly1200 per year. That includes monthly MLS, if you only join 1 board & NAR dues, and E&O insurance. When you get your RI license you have to be with a brokerage and be under their brokerage insurance. After you have your license for 2 years you can go thru process to get your brokers license. Hi Marc, you could become an equity partner on a flip. Pl will lend 75-80% ltv and your left trying to come up with the remaining down payment. My last flip I brought in a equity partner to get the deal done since I didn't have the 20%. In the end everyone got paid. I managed the deal & put in the time. Hi Kenedy, Feel free to contact me and I can give you all the info you need. On the short-  yes you need a real estate license to sell someone else's home and yes you need to be under a brokerage firm for min of 2 years before applying for a brokers license.
