Quote from @Michael Baum:

Really love that area. Is there a preference on lake region vs seacoast? Are they close enough to split the difference?

 It could be.. but might be tough in between. They're only about an hour +/- apart (depending on which side or the lake could be even more) but Farmington, Rochester, Middleton, New Durham and surrounding towns don't offer as much far as restaurants and entertainment. Dover offers more but leans more toward the sea coast.

Susan,

To my knowledge Laconia and some of Meredith are the only one in the Lakes Region that currently has restrictions.  Gilford has been talking about restrictions in the Gunstock Acres but those discussions have been at a stale mate for a while.

It's a great area to invest.

I'm a newer investor looking to do my first partnership.  I currently have a self managed duplex and working on a "live and flip". A friend and I are looking to purchase a small multi unit together in a 50/50 partnership.  I plan to use my credit and my partner will provide the bulk of the of the downpayment. What is the best way to approach financing?

Thank you in advance!

I live in New Hampshire Currently and in the past to name a few Lake Tahoe, Breckenridge, Co, Philadelphia, PA and travel all over for work. My wife and I are planning to move to Reno, NV. We love the outdoors so you can't beat the proximity to the hiking and snowboarding of the Sierras and Lake Tahoe, no state income tax, low property tax, plus rapid job growth and population growth.

@Gadiel Del Orbe

I recently purchased my first investment property a 2 family. It took almost 2 years to convince my wife to sell our first home (a single family) in order to jump into investing. It was a long battle to get to this point and winning her over but the tougher battle was to conquer my own fear. Countless hours listening to the BP and other financial podcasts and reading the forums and books, I was able to ease my anxieties. So after getting my wife on board we accept an offer on our house. Then we find out my wife is pregnant with our second child 2 days after accepting an offer on our house. She's pregnant and we have an 18 month old... great timing right? The point I'm trying to make is that the timing will never be prefect and you won't always know what is going to come your way. Everyone gets to a point where they either crack and they go all in or they walk away. Weather, it's recession speculation, convincing your spouse, confronting doubters, a baby on the way etc... there will always be something that you will use to hold you back. The best time is the present to change your future. Do you homework and get comfortable being uncomfortable.

Best of luck!

My wife and I are looking to buy our first rental property.  We found a property we like in a great location and it has been mostly renovated already. It will still need some work but we have a trusted contractor. I went to town hall to pull the files and found out the previous owner didn't obtain any building permits.  After walking through the property with a contractor the work appears to be done correctly. Is this a big concern or are we just nervous newbies?
