First off @Sean Dolan I want to thank you for taking the time to write such a thorough response. You gave me a lot to chew on. I'm pretty far from paying someone to do the SEO but probably in line with Adwords. 

There were a lot of different tutorials from the setup I did with leadpropeller. (I've got about three hours into it from this morning and that's it)  I got it linked up with Google, I still have to do Bing, It probably had a way to have all web addresses link but idk. I literally didn't think about doing a website or have been telling myself to wait since I started one month ago.  But when you start spending money on DM, business, cards etc, which I've done already and planning for the future, you start to think about having more avenues to get leads coming in. All part of the learning curve I guess. 

Switching gears a little, I'm wholesaling, this is my first DM campaign, but it seems to be a numbers game, and if this holds true, well I'm making strides to quit my job. Do websites and the different things you talked about have a standard percentage for cost per lead. I heard with marketing you should get $8-$10 back for every dollar you spend. Or with DM you get a 2-3% response rate and it increases with the more touches you do.  

I'm sure I just opened up a whole new can of worms for myself wth this website thing but I'm ok with that cause I want to play with the big dogs.

First of all, I wish I knew what I was doing but as they say in the military, fake it till you make it, and that's sort of what I am doing. 

Anyway, to the point. 

I decided to buy a lead generating website this morning. I came across leadpropeller.com which affiliates with BP and BP offers discount, and for PRO members (which I just signed up for) you get three websites for the price of one. Sign me up! 

I created my first website that i am using as my brand, Sell Not Remodel. With what little knowledge I have about websites and search engines, the idea (I think) is to get as many combinations of search phrases to get directed to a number of your lead generating websites. So I googled what came up when I searched a few similar phrases of, sell my house fast Minnesota, etc. I created two more websites with similar phrases in hopes of one day I'll be on the front page of the Google search with all three or more websites.  I know there are PPC methods etc but I'm def not there yet. My question is, on my mailings, on my business cards, and my other marketing things I plan to do, should I advertise all three websites? Or just my brand? If just my brand, what should I do with the other websites?

So I never thought my first property under contract would be a virtual one. I've been marketing and posting on FB about what I do as a wholesaler and being that I was in the military, I have a lot of friends all over the nation. I get a fb message about a property in northern Texas. I make the phone call, do a quick search on Craigslist, and now I have(well tomorrow) will have a Joint Venture going on. 

Anyone have any tips, tricks or cautionary advice they want to share in virtual wholesaling?  Thanks in advance

I pretty sure @Tim Campbell works in the area I'm farming. Maybe I'll have to get some cards from him :) I def don't look like a campaigning political affiliate with my work attire on which consists of jeans, steel toes, I normally wear a hoody and a high visibility yellow stocking cap. I had my high viz work vest on, at the first house. Maybe I'll test with it on and with it off and see what the results are.

This is my first time door knocking and while this is a little longer post to get to the actual question, I find it relevant to the psychology of the newbie investor. I'm 23 days into my real estate wholesaling venture and there hasn't been a day that passed where I haven't taken a single action toward my real estate goals.

So here we go, 

I'm driving to take a look at a property today and on the way there I see some houses I want to look at on the way back. On the way back I take a wrong turn and as I'm driving, I see a house with roof in bad shape. I pull over, knock on the door, mention the roof and ask of he considered selling. He said yeah. I have an appointment at noon tomorrow to do a walk through! All I had to do is knock on the door. That was easy right? I keep driving and see what looked like an out of place invester shoveling the sidewalk and asked him if he had any houses to sell. He doesn't, but i have a new buyer. I figured, heck, I might as well knock on some more doors. 

Next door knocks: person rents, I look up the tax info and have a new person on my mailing list. Knock on another door, he said he's not interested. I said ok thanks and walked away. My business cards are in the mail so I would have offered him one but I wasn't happy with just settling and feel like I should have said more. Anyone have any tips for door knocking or have any links to articles? 

I'm gonna start a personal blog since I get super excited with every step of progress lol

I'm about to do my first mailing campaign and need some advise. 

I just bought a list with 1000 names, I designed my post card and logged in today to buy the post cards they are 50% off. This got me thinking I should buy another list, which I already have narrowed down, which is 1500 names, and buy more post cards. Right now, I just have some money and no future budget... Which I will figure out later...

I've learned that repetition is key with the DM campaign, but I am wondering if I hit a larger market, would that be better to start

With the cost of stamps, I could mail out my first list 3 times,(i'll probably do it monthly) or I could mail out to the larger list 1 time. But I can't afford to mail out another large batch a second time, so I would have to do it in batches of batches of 835 which would be quarterly unless I got a deal from it, then I would put it all back in to Marketing.

Should I just focus on the smaller list or hit the bigger list?  Thanks in advance!!!!!!
