I got a call from a mailing I did and the subject house is located in a pretty nice area. It's already rented but the lease is up soon. It needs paint and carpet and the rents could be raised maybe 100-150 from the current 1450 . Retail is about 190k I probably could get it for 175k maybe 170k. Can I market this as a turnkey rental? Do people who buy Turnkey rentals always get financing to make money? I'm at a loss but I don't want to lose money if I can do something with this. Thanks.

Is there anyway to contact the bank to buy foreclosures before they hit the market? The reason I ask, I found 4 foreclosures today driving around after work, plus a bunch of others I have found. Thanks

I'm here for the feedback. I got an order in with yellowletters.com so we'll see how it works out. Otherwise I've done my own with letters I've printed or I bought PC from vistaprint but that takes WAY to long to do.

 Hey Josh,

Sure feel free to ask. I do not believe in "competition" so ask away.

Some things I am experimenting with to see how it works, but when I have a report I will share it all if you like. I just need to send all of my mailers.

I just wanted to touch on the competition part as a new wholesaler myself. The two phone calls I received recently were from people who received a half dozen mailers before mine. Why they called me? I can only speculate but it was advantageous for me to have competition. Unfortunately they didn't keep their mailer so I can see what they're sending... 

Regardless, youre doing it right by moving forward with the info you have and figuring it as you go. Good luck!!

I got my first call back Saturday from some DM I sent out from Driving for Dollars. It was an older gal, 87 to be exact,  looking at how the process works. She said probably spring time. I tried numerous times to get out to the house. Anyways we talked about some other stuff for awhile, building report. 

My question is:

do I mail an offer or call her in two weeks to follow up? She claimed she got a few mailers before. She did throw a number out there but it was close close to retail.

I imagine it costs money to dig into a title to find out what happened or is that something one can get done once they get enough connections?

I was givin a property address by a friend who says the house is in rough shape. According to the tax records for that county it says, a last recording of 07'. what does that exactly mean? The title was recorded probably due to a sale I imagine but could a second mortgage or a lein cause another recording? Anything else? Thanks in advance.

I just got a phone call from a craigslist ad that I had posted for CFD. A gal is trying to sell her dads home who is a hoarder and I haven't looked at the property yet. They have been their 40 years but still own 167k on the first mortgage, 14k on the second, The ARV is around 215-220 (subject to change since I only did a quick Zillow Search)

She said she talked to the bank and they would look at doing a short sale but she needs cash to get him out she sound like she is in a real bind and wants to move fast

I explained to her we would probably need to come in under 100k to make this work and most CFD people are just looking to buy house when the have little money or bad credit but they would have to agree on a selling price, which in the condition would probably be less than what they owe..

Do I have any option I can provide her? Can I lock up the property, get a buyer interested, then she goes to the bank with the all cash offer and call it a day?
