Thanks for the post! As someone who helps Austin investors, it's always nice to see some relevant statistics because it gives people the numbers to make informed decisions.

@Account Closed I think it's a helpful post for people looking for reliable numbers, they're much more reliable than opinions! The article you linked to also shows Austin as the third fastest growing MMA in Texas, the two edging it out are Odessa and Midland, some of the smallest MMAs in Texas.

With all of that being said, I believe that Austin is the best city in Texas. That's just my opinion, but we've also seen an influx of big tech companies, a hot-bed for start-ups, and a rapidly growing educated and culturally diverse population. I think the numbers show that people want to live here because it's an incredible city.

I work with an Austin real estate investment brokerage, and while we typically work with off-market, investor-oriented properties, I believe that you can still find good deals in good locations to serve as a primary residence. The only caveat is that they aren't on the market for long. We see a lot of houses that are only on the market for a day or two. My best advice would be to find a good buyer's rep, tell them what you're looking for, and be ready to make an offer quickly.

I think that Austin is fairly unique in the fact that, for the most part, you can treat your primary residence as an appreciating asset! If you ever have any questions, feel free to add me and send me a message.

Welcome to Bigger Pockets! Although I'm in Austin, I think a great resource for finding people and networking anywhere is to use https://www.meetup.com/ and also find facebook pages related to real estate. You can search for "Real Estate" groups and most people are friendly and knowledgeable.

I will say that the real estate business is inherently speculative. Furthermore, the Austin and Greater Austin markets are and have been fairly volatile the past few years. BUT, if you'd like to see some very reliable data relevant to the Austin real estate market, the Real Estate Center at Texas A&M is the nation's largest publicly funded organization dedicated to real estate research and an excellent resource for quantitative economic data.

If you go to Research -> Market Research -> and select the Austin/Round Rock MMA, it pulls up a list of articles and posts from credible resources (sorted by topic) for the Austin market area. It is my go-to website for finding the data I'm looking for.

Welcome to Bigger Pockets! From what I've seen so far, the BP community is both knowledgeable and eager to help. When it comes to the Austin and Greater Austin market, I would recommend you start going to meetups, joining groups, and networking. It's a rapidly changing market and things come and go very quickly.

There are several Facebook groups, but I highly recommend "Investor Underground" which can be found here: https://www.facebook.com/groups/InvestorUndergroun... It is a great way to meet people and to start seeing some of the deals that come through the market.

I've also found that Meetups can be a great place to meet people and learn a bit more.

I'm going to echo what @Ralph C. said. You definitely want to try and go to networking events to meet people. If you go to a meetup or meeting and say, "I'm ready to invest and I'm looking for a good wholesaler," I can guarantee that you will have a swarm of people trying to get your info. 

If you're looking to get into wholesaling, you should get access to the MLS and start doing some pretty detailed research on the properties in your target area (this will help in finding good deals at any point in the process). You can also try your luck at foreclosure auctions or at finding distressed properties.

For out-of-state investors, I'm mostly worried about informational asymmetry. Our properties aren't on the market for long and I want to help my out-of-state and international investors be on a level playing field with the people I work with locally.

Hello everyone,

I work with a wholesaling company in Austin, TX. I feel like I can confidently handle business with people locally and throughout the state, but I've been contacted by some international and out-of-state investors and I'm a little wary. 

Can someone with extensive experience working with international and out-of-state investors provide some insight into how to approach this, things to be cautious about, and general advice working with these clients?
