There does appear to me to be an easy way to find our what laws and regulations there are for STR's in the different areas within greater Charleston.

1) Does anyone know whether STR's are currently legal in Park Circle? How about Moncks Corner? Are there any specific areas in the greater Charleston area that are more lenient? It seems hard to discern which areas these are allowed in?

2) Is a permit required to operate a short-term rental no matter where you have one?

As a new investor, I've submitted a few posts trying to piece together my team of area professionals. One last question I had related to an experienced REI-friendly CPA in the area. I know a few accountants, but none who have experience working with real estate investors. Any recommendations on a great CPA in the Goose Creek/Summerville/Charleston area would be greatly appreciated. Thanks!

Any investor in the area have a great recommendation for a real estate attorney in the Goose Creek/Summerville/Charleston area that is very knowledgeable and easy to work with? Who do you work with? Ideally I’d like to find someone that is reasonable/somewhere in the middle as far as price. Thanks for your thoughts!

Didn't know if you had your personal property insured through a separate agency. Does REIGuard offer any kind of discount the more properties you've insured through them?

Does anyone have recommendations as far as a GREAT insurance broker in the Charleston area? I’m a new investor looking to build my team of knowledgeable professionals. I worked with an insurance broker in the past, but I found that his quotes were not the lowest, and it was impossible to get a hold of anyone in his office when I needed something or had questions. Overall, it was a frustrating experience. I’m looking for a broker with friendly, knowledgeable, and responsive staff. I would also like to work with an individual who will stay organized and be continually shopping to find me the lowest rates for my personal and future rental properties. Thanks!

Yeh, he and I are already probably splitting the profit, so if ended up it coming to that, I might as well do hard money.

Hey everyone, 

I'm a new investor in the Charleston area and have been working to build my team. A good friend of the family, a contractor who lives in the area and has been doing real estate investing for about 30 years, volunteered to partner with me in helping me get started and learn the ropes. I'm really grateful. He won't do a deal that brings a profit less than 50,000 after the rehab. He's a smart investor who's not yet lost money on a deal so he is trustworthy in terms of purchasing. Though he would be able to finance it all himself, he has wisely chosen to have me secure my first deal on my own in terms of financing so he knows I have skin in the game (he's been burned in the past helping folks). However, he did graciously offer to do the contract work and cover on his own all the cost of materials and labor. He's also crunching the numbers with me prior to my putting in an offer. Given a family and my own personal mortgage, none of the various banks I've been to have been friendly to the idea of offering me a loan, even on a relatively inexpensive property. A home equity line of credit is not going to work for me either. There have been several promising leads lately that I wanted to pursue with my agent, but really need to secure financing as soon as possible. My contractor friend has discouraged me from using hard money. Anyone willing to help or know of where I might help financing a home 80,000 or under?

I'm looking for a general contractor who can run with it. I've got a line in the water with someone, but won't be able to interview them until a week or 2 from now when they get back in town.
