Hey All - I am looking to start up a local real estate investor networking & educational mastermind meetup in the Bridgewater, NJ area.

I have the content and knowledge and have a company that will handle a lot of the content, vendors and advertising for the event but I need someone who can help run the events as logistics and planning are not my strength

This is not a paid position and I am not making money on this, I am just looking to give back to the community and help enhance it and the meetups would be free to attendees.

Hey! Two pretty different areas. I would consider Essex North Jersey.

Definitely come up with your criteria beforehand as most agents are not super investor experienced (I'm an agent for reference)

I have some good agents connections in Essex I could put you in touch with but most are residential specialized as opposed to investor.

Hey, listing counties might help. arrow down and get hyper local agent(s). Central and South Jersey are fairly large territories

hey! from an advertising/realtor PoV, it needs a closet to be a bedroom. UNLESS The age is old enough where they didnt really have closet, usually very early 1900s or earlier. But in todays market, I would see if there is another way to work the closet into the room

Sent you a PM - would love to see any properties you get UC, that is my ideal target zone, not so much Clinton but the rest of it.

And coming from Mark, once you start making about 30-40k in profit, time to start looking into SCorps to start sheltering money away from additional SS and Medicare taxes

im close by! my accountant isnt a savvy RE guy but Im about to schedule a time to speak w Mark Koehler (youtube him) and structure my holdings since they have a ton of experiance with this sort of thing. And then you can either set up a time for them to explain it all to your accountant or use one of theirs. hes a wizards with taxes and entities.

where do you wholesale primarily, looking to buy in the area

In my personal experience, I have found networking to be the best approach to starting out.

You can also look into driving for dollars and direct mail campaigns, there are plenty of great podcasts with a lot of info on the subjects.

How many people are you talking to and telling them you are looking for an off market deal? number one was is to be out there in my opinion, talking and telling people what you do
