Rents are especially sensitive to location in Columbia area. You mention zillow, so I suggest you get zillow rental and peruse neighborhoods of interest for an approximate rate. Pay attention to total square feet as well as bedrooms. Good luck

I'm in 29229 sc, I invest in 29106. I can find 1% rule properties all day. In this area it is very easy to find sub 100k properties that are perfect brrrr candidates. 100k is an arbitrary number that may seem cheap in California but out here they are just reasonably priced homes. 

Hopkins is a very poor school district. However, if you want to stay in that area I'd move the search a little closer to Columbia along hwy 378. Its further away from shaw but closer to ft. Jackson. There are just as many potential renters with a lot better access to jobs, entertainment,  education and military.

I have a sfh that is owner financed that I'd like to refi and pull out equity. House is owned in an llc. Anyone have a bank recommendation in Columbia?

Booth law

5 points is a high crime area but many college students live and congregate there. Rents are higher in that area bc the proximity of the watering holes.
