For a flip, rehab includes roof, some foundation ($4k bid) and basic cosmetics. At over $26/ft for rehab, you should be able to make this house pretty nice. You can get away for much less for a rental and rent it out for $1050/month. This is a good one for quick flippers or buy and hold landlords.

Nice home that was kept as a rental for years, Layout needs a change and minor cosmetic updates to the rest. Close to White Rock Lake and in a great flip/rental area. See rehab breakdown in back of packet. Our best comp was smaller than us and sold at 282,000. We only have a 1 car garage so I have discounted us to 275,000. Market rents show 1800.

Off-Market coppell flip or rental. See breakdown in packet for rehab. The property is in great condition! All majors are in good shape. The worst part about the property is the layout. Owners decided to remodel over the years and layout is a bit funky. I have budgeted for a layout adjustment as well as full cosmetic updating. The flooring downstairs is only a few years old and in great shape. 


We are bigger than the comps. I have priced us at 148 a foot. The lowest sold per foot comp is 158. We should have no problem hitting the NPO.

Great owner finance property! House was fire damaged, but most of the damage was due to smoke and heat opposed to the fire itself. House is structurally sounds. Rehab calls for just about everything. This will make a great rental or owner finance property as rehab could probably be done cheaper than my projections.
