Thank you for the reply advice, appreciate the laid out steps.  One more question: Is there a way I can tell if it is worth sending a letter to the home before mailing to the home owner? Specifically I am asking if there is was to check if the house has equity or is underwater before actually talking with the owner?  In order to target only potential good investments.

 You can go to yellowletters.com and use them or you can get some ideas of what you would like to say from the formats they have on their website.

@Kevin Rodriues @Mark Nelson Thank you for the reply definitely useful.  Hopefully you will indulge me further.  So I can go to the county building and get there information and send a letter to the neighbors or use a website or Google search.  Is there a specific website either of you use?

I am rather new to REI only been in it seriously committed for about 4 months, at any rate, I work with a "investor friendly realtor" she sends me investor properties off the MLS she, looks up canceled or expired listings so that I can potentially contact them she also runs CMA's for me if I need them. In turn when I'm out making offers and trying to get deals if they decline I mention her and give her contact, maybe they list with her in the future. I would suggest attending your local REA and there should be plenty of investors who work with and even are agents and would know the criteria you need. Hope this was of assistance. My question is after I have had someone drive around and identify homes that are vacant and/or distressed?  I am aware that these home could be somewhere deep in the foreclosure process and they could be on some bankers desk amongst thousands of other homes?  So how do I determine what the next step is and what to do?

Thanks for the response @Bram Spiero, I actually downloaded "The Ultimate Beginner's Guide..." this week and have started reading so I'm the right path.. My question was more geared towards if there was specific information besides [70% ARV - Repairs - assignment fee] that I would need to get before making an offer.. The realtor I'm working with mostly works with investors so she only sends me potential investment deals..
