Thanks Chris. 

I feel EV charging might take off soon for any type of complex. If you are renting a garage space, it will be unfeasible to connect an outlet to the tenant's electric meter and instead it might be worthwhile investing a bit to install a fee based charging station.  Just thinking aloud here.

Does anyone have a time based  fee for using  the washer/dryer or any other appliance?  Anyone started to offer EV charging for a fee?

I'm looking to buy a 2 unit property in the Chicagoland area. Price is $500k,gross rental income: $43K, net operating income: $28K. Both unit are rented for $1800. Tenant pay for all utilities. Landlord pays landscaping, insurance and property tax. CoC 5.6%. This is a cash deal.Thoughts?

    In the real estate industry do you ever need to control a device or reboot a device remotely? Let's say the tenant doesn't pay on time you start turning off amenities washer/dryer or some other device. Or is there any device that the tenant keeps calling stating it doesn't work when a simple reboot fixes the issue?

    The one I created makes it impossible for the tenant to change any settings and they can't mess with it.

    I don't think there is any rights of privacy being violated but check with a lawyer to make sure .  As a landlord you are required to provide a minimum temperature during winter also you can  in the contract that temperature measurements maybe taken at any time. 

    Better yet add a fee for excessive  heating or cooling or take other actions if needed.

    As a landlord have you ever needed a remote humidity & temperature sensor to monitor your property?

    I created a cellular network temperature & humidity sensor with real-time alerts. It runs on cellular LTE network so there is no need for a wifi network or any IT knowledge. Just power it up and login to a website.  

    Is there any interest   for such a product in the real estate  industry?  This not a wifi thermostats. It reads and logs the sensor data every minute and displays them in a dashboard with historical data and allows you to setup alerts(email, sms, etc. )based on the thresholds.
