I am reading book on flipping by Scott J

He mentioned we can find a list of all landlords

"There are many services out there that can provide lists of absentee owners, where the list can filtered by location, amount of equity the owner has, amount of time the owner has held the property, etc."

Where can I find them?

I have an investor(individual) want's to invest her downpayment and her credit with the bank with my company. here is what I want:

1. the property should be under my company name (or a contract that she will sell it to me with x dollar after y years, which is not preferred)

2. she will get a mortgage with her down payment

3. I pay her a higher percentage =  her %martgage + x% as her return

is this legally possible? what are the common problems with this method?
