I tried to listen to him as well man and like you said way to conservative don’t buy income properties unless you buy all cash? Whole point in my opinion is to buy to rent so tenants pay it off for you no?

Your statement just made me change my stance. We have a pretty good amount of equity in our primary right now and I always said that I don’t wanna mess up like my dad and take money from under the house but I wanted to so we can purchase a second rental property but my wife was against it and I think what you said is strong security does give you peace of mind and I rather not gamble my home. Thank you.

Going to have to be what’s it’s going to be I guess lol have to make this first jump and go from there I guess now or never something I always wanted to do and it gives me and my wife something to bond over she can be doing this stuff while I’m at work.

Education costs bit at least even at 85% will give me capital to buy another one.

Cash purchase

We got an SBA loan and used that to buy it. So will be paid off technically.

Original estimates worth was little over 100 got it in the low 80’s have 30 to put in but should lol get done for under 20

I’m no professional yet obviously lol but calculating all the numbers including the $400 SBA loan payment we should have a pretty decent cash flow with using the low rent # which I believe we can get more. I’m more worried about keeping the process going worst case scenario we do have very decent equity in our home but I prefer not to touch that

You can buy houses there for a few grand Hammond is way better but if you see Dyer , Munster , highland , Griffith , Schererville, merriville or crown point jump on that all these areas are hot right now.

For future anyone ever needs one I’m the area Hawk inspection used them 2 times already honest on time

And do a great job my real estate agent hooked me up they are great.
