@Kevin Dehesa, The family member would have to qualify for the loan. Not only is this mortgage fraud it is also a very risky venture. The multi market in Vegas is highly competitive. There are D and F class units in the 89101, 89121,89106, 89156, 89110, 89115 areas that still are reachable. These have high turnover rates. If you are in the market for A,B and C market locations then a FHA loan won't cut it. These areas are full of cash buyers at $375K and up. Your edge would be to network with the local unit movers and hook a deal that way. I have a great well connected R.E Agent and active wholesaler in the Valley, let me know if you need a referral.

@Jay Hinrichs, He's from California as I, It takes a little more effort to pry info from the Assessor's Office here. This state makes it hard for newbies to get started, well that and our entry price points here in the Bay Area. I guess that's why we all are focused on other states.

@Lakshmi P. , the great thing about Jacksonville Fl id the Duval County Tax Appraiser's Office, is that they have a user friendly website. Most counties do not disclose the owners name of property's  unless you go into the office but Jacksonville does. You can navigate through this website to the taxes and city liens page, very helpful for a prelim investigation.

@Ric Weidner , stay away from the Heat-Glo products. I had a couple problems with these gas units. One of them would not start with remote and would not turn off once started. The other had the same issue, but this unit actually would try to start but would fire up after about 3 tries. Called the service help line and was told to read the troubleshooting manual " duh". We reset the control unit and the fireplace worked as it should, at lease for 2 months until I got a picture from my customer showing glass blown across the room. She said that the fireplace would try to ignite over and over before finally firing up. But this time it tried to fire up 2-3 times then blew-up. After calling the rep for this product, the next thing we know there was a living room full of people doing a failure inspection, they were from the store, distributor, manufacture and a independent 3rd party tech ( that I later learned he worked for the manufacture). As they took this unit apart they laid blame on the installer but they didn't know I installed it as I stood there, listening to these folks. Long story short, they change the controller unit/computer which was not effected by the explosion and they replaced the front panel assembly . I called them to ask why they replace the controller and was told it was a upgrade, which was B.S, it was a bad unit. They never took blame for the issue and they insisted that it was installer's fault. You would think that one of those folks would have noticed the cameras throughout the home, then maybe they would have not been so outspoken talking about the bad board in the controller and that it was a remanufactured unit and should have never been put in a new fireplace. I guess they didn't want to pay for the 1500sf of Acacia flooring all the glass slid across.

@Treyan Doss Good for you. I can't count on 2 hands the amount of new investors that email or P.M me asking to be mentored but not willing to put the work in. Most of time they just want to ask question after question. I am always ready to help the next person, I even post here on B.P letting the newbies know that I am here to help. Then you get the ones that wants the more experienced Investors to review there deals and breakdown their deals then advise them on their purchase. You cant learn this way. If I was in your area I wouldn't hesitate to reach out to you and get you on board to help you in your quest to be a R.E Investor. With an attitude like the one you have, your going places.

My first was off the MLS the next 16 or so was by getting up at 3-4am every morning searching every property website, classifieds ads sites and reading wholesalers emails for at least 4hrs. I would look at an average of 200-400 properties per morning and run numbers on a handful, but once I got my system fine tuned, now I focus on my niche market. Lately the deals have been pipelined to me through networking and I bought the last 9 this way.

If you are new to investing, networking can be your biggest commodity.
