REDUCED! Flipper need for 5/2 in Jacksonville
This is a great income property. This is the only 5 bedroom marketable SFR in Jacksonville in this price range . All the taxes and nuisance liens has been paid and the property will be conveyed with a clear and unclouded Title. The demo is completed and the property needs a rehabber to come in and turn this property into a money making machine. With all the Turn Key Companies moving into the area, this one will command a great resale price.
I can possibly carry back 30%. I have so much faith in this deal that I am willing to leave some skin in the game.

@Christopher Shawn eady, I wasn't going to answer this but since I am always willing to help the newbies , I decided to "clue u in". You are correct I paid $16k for the house but the description in the listing states that... All the taxes and nuisance liens has been paid and the property will be conveyed with a clear and unclouded Title... there were several years of back taxes and liens that were paid by me in order to clean up the Title and Deed. Most of these types of properties sits for years until the city takes them and demolish them. You have to be able to see value where others can't or won't. I've done my homework on this area for 18 months and my projections are right on point. There has been 11 properties sold in this neighborhood over the $100k mark. Most of those were 3 bedrooms, this is a 5 bedroom.
This property does need a rehab and even if the rehab is $20k there's still a great ROI if sold at FMV, based on the immediate comps.
Always remember you make money when you buy not when you sell !
