I getting estimates that the home can be rented out for around $1500-$1600 a month.  The mortgage right now with taxes and insurance is $1230/month.  So I don’t know if that cash flow is good and still save Incase or any repairs or other expenses that could come along.

Right now I have a 15year loan. And will be buying a new primary soon. And I plan to rent out the house I live in right now. Would I make sense to refinance back  into a 30 year loan to increase my cash flow or stay in my 15 year loan?  Thank you.
