I saw this in one of my FB groups and wanted to share this in the event you were affected - 

"I’ve worked as a full time licensed claims adjuster for years along with being a STR owner in Tennessee. There are so many ways to make a mistake during the process and so many ways to leave money you’re owed on the table, especially with loss of income claims. And don’t pay anyone or sign anything before you get your carrier involved. There WILL be a lot of shady contractors coming out of the woodwork so be careful.You can message me and I’m happy to talk through it with you and offer whatever advice I have. Additionally, we work with partners that can write your letters for you and walk through the whole claims process and they’re only charging $1 for people affected by the hurricane."

I have a client that just started in Phoenix and doing well. He has a 4 bedroom / 2 bath home. 

Not too sure about NV but I'm sure others will chime in.

Post: Turnkey or BRRRR?

Both are great options BUT it depends on your tolerance. I started with turnkey because I didn't know anything about home renovations. I wanted to learn so that I could 'speak the same language'. I actually started in Bixby, OK. 

After a few rentals, I became more aware of the ins and outs of what goes into a home renovation. Though it's more work, it's almost more lucrative if done right. 

If you want to go safer, then do a turnkey investment (I have personally used Rent to Retirement) but I have also heard of Roofstock. 

If you have a solid trustworthy team (contractor, lender, agent) then go the BRRRR route.

Speaking from a personal standpoint here as I get several mailers each month about my properties. They all have the same look and feel and I'll discard them right away. Unfortunately, you have to hit them at the 'right time' but that's impossible to do unless they're in a difficult situation and want to get rid of the asset.

Kudos to your agent for not trying to get in. I'd definitely use her in the next possible transactions. Sounds like you have the right flow and an agreed price. Just make sure you go over a few things -

1.Go over inspection report in detail in the event there some things called out that you can address with your neighbor.

2. Appraisal comes back clean and not 'subject to' (your lender can help here). Depending on the loan, lender may require some things to be fixed.

3. Sounds like you got the loan and attorney aspects down.
