@Matthew Teitsma -  Hi Matt, congratulations. Are you using a property management company for your rental? I am looking for a property management co in Kalamazoo and I would appreciate any suggestions. I don't know much about Kalamazoo but I am interested in investing there. If you have a real estate agent to suggest, it will also be appreciated :)

@Adeline Tai - Hi there. I use the Biggerpockets calculators. If I can get rent that it is at least 1% of the purchase price then I am good with it. It also has to net me at least $ 100 per door or I don't do it. Hope this helps.

Excellent. You won't regret it. I was in your same boat last August. Just fyi, I have closed on two rentals properties (one in November and one in December) and they are both rented already. Just go for it.

Hi Jose, I think it is a mistake to try to time the market. It does not work for the stock market and - in my opinion - it does not work in the real estate market. If you find the deal that makes financial sense to you, then go for it. Anything else would be overthinking it. Just my 2 cents...

@Megha Sharma - If you are looking in the AL area I would suggest Mobile. Prices are really affordable (closing on my property there on Friday) and I have found a great real estate agent who is used to working with investors and I have a great property management team along with a lender. If I can be of help, please let me know.

@Eric Hart - Eric, if you don't mind, I will reach out to you. I am looking to purchase a duplex in Indianapolis but need to find a good real estate agent and a good property management company.
