Hi everyone,

I built a communications tool for my coliving business in LA that helps me manage my leads from all the diferent posting sources (apartments.com, craigslist, rentpath) so I can keep a log of communication with my applicants (and tenants).

I dont know if the lead volume is as high for multi-family and single family owners, but I wanted to share and see if anyone is interested and wants to sign up!

Emailing and CRM are free, you can even add your own domain easily.

If you like it and want to add phone to make inbound and outbound calls or SMS tenants, you can buy a number for that if you find it helpful.

One last thing you can do is handle all your physical mail. 

- Outbound mail - You can upload a PDF and send a letter to anyone (like a rent increase notice, or notice of entry - you can send certified mail, or first class)

- Inbound mail - you can get a virtual mailbox so we open and scan all your mail, and working on getting check deposit working so you can click a button to deposit your rent checks into your bank account

Most suck, but appfolio has gotten much better over the last 2 years and is probably the best if you can hit the minimums.

Does anyone use a good property inspection / unit turn over software?

I had a call with happy.co the sales rep seemed checked out and not helpful, plus they don't integrate with Yardi Breeze, so it was $1,000 min per month. 

Also downloaded property inspect but it seems difficult to use. 

Who is buying these deals? Most of the stuff I've seen in the Los Angeles area at sub 4 cap rates and rent control are selling in weeks.
