if you're interested in being the money side of a joint ventureship I have been looking for a long term jv partner to fund my new deals. Yuma AZ is a decent market, high rental market and pretty well priced prices. If you'd like some examples just ask.

I've lived in Yuma my entire life, the number one winter visitors destination, I have a list of condos, town homes, and sfh, all within got below your range, 40k to 189k of all different sizes and finishes. If you'd like some friendly help id gladly put in some time as I already have most of them compiled as a hobby/research.
