OK guys thanks for all the help. After going back to review my numbers and basically almost discovering the equation for time travel! I found I was not pushing "enter" after putting in numbers in my spreadsheet. So to get a 9% Cap Rate I would have to purchase this at $456,000. Lol thanks for all the help. I'm glad I can always turn to guys for help.

@Matt Popilek I completely agree with you but what are you using to evaluate the numbers. I am trying to figure out why I am coming out with a 9 cap when I put the numbers into Michael Blanks SDA. And expenses were not included in the Brokers packet so I am going on a rule of thumb of 50%.

Alright guys, so I introduced myself a couple of weeks back and have connected with several of you because I am just getting started. You need to market, market, market!!! I dont know your budget but you can Drive for Dollars, Direct Mail, SEO, Craigslist, etc. Remember that not everyone is going to accept your offer. Just keep making offers.

Commercial but I just dont know how descriptive to be. Do they want bio info or do I just stick to search criteria? Things like that.

Hey guys, As some of you already know I introduced myself to a lot of you and started reading and following your content about 2 weeks ago. First of all, I want to thank you guys for all the knowledge and advice you give. You might also want to consider paying yourself rent. Gets rid of the negative
